Property Owners (Landlords)
We are pleased to offer our Landlord Clients the option of either MANAGED or ESTABLISHED ONLY tenancies:
Includes – monitoring Tenants; collecting rental payments and accounting to our Landlord Clients : promptly dealing with any repairs or remedial work required (obtaining written quotations for any potentially major work – we are fortunate in having access to qualified and long established tradespeople) :
Management charge: Set up fee as above includes preparation of the Assured Shorthold Tenancy Agreement and preparation of a comprehensive Inventory accompanied by photographs
Initial set up fee £195 (no VAT) – thereafter management charge 10% (no VAT) of all rents received throughout the duration of the tenancy (no charge made between tenancies)
As applies to all tenancies – our endeavour is always to seek out a ‘suitable’ Tenant who meets the criteria we lay down. Initially as with Managed tenancies we prepare details and photographs of the property to be let for inclusion in the local press and on PMA’s website : conducting prospective Tenants over the property; obtaining financial/employer and other applicable references; preparation of Assured Shorthold Tenancy Agreement; dictation/preparation of comprehensive Inventory : arranging execution of Tenancy Agreement; attending at the property with the Tenant to formally check them into the property against the Inventory; obtain meter readings and arrange transfer of utilities accounts and Council Tax account; handover of keys, etc.
Establishing tenancy (Tenant find only) – charge: 1 month’s rent (no VAT) up to a maximum of £850 per calendar month. For rentals beyond £850 pcm – charge would remain £850 (no VAT). Note : In this instance – 2nd and subsequent rental payments in advance paid by Tenant directly to Landlord via bank standing order.
PMA is a designated ‘SAFEAgent’ – has CLIENT MONEY PROTECTION and PROFESSIONAL INDEMNITY INSURANCE.
